The Serenity is southwest Springfield’s first new open-market home in more than 20 years. The buyer will benefit from the City of Springfield’s 15-year new construction property tax abatement and ongoing corridor road reconstruction that – like 1159 South’s Serenity home – is expected to be completed in late 2024. The home will be sold below cost with a 5-year owner-occupancy requirement. Qualified low-to-moderate income buyers may also apply to 1159 South for an affordability subsidy.
The Serenity is the third affordable housing project of 1159 South’s Rebuilding Blocks program that aims to complete fifteen distressed housing rehabs or new builds on or near southwest Springfield’s main corridor. It continues the organization’s commitment to reverse deterioration by revitalizing the community’s underserved neighborhoods with impactful, high-visibility work that aligns with residents’ priority needs.
Lori Searcy, 1159 South’s Co-Founder and President, said, “To kickstart housing improvements given conditions resulting from decades of disinvestment, 1159 South is constructing a beautiful new home on southwest Springfield’s main corridor. This is a critically needed catalytic project that will continue stabilizing the housing market and ideally attract even more substantial investments in quality housing here.” She thanks the Community Health Foundation for a grant supporting this project, recognizing that improving neighborhoods and housing reduces health disparities, particularly in majority-minority communities like southwest Springfield.
In July 2024, the home will be priced with offers accepted through Mo Carpenter of Gallery Homes Real Estate. On June 18, Mr. Carpenter will host a table talk dinner to discuss the offer process and answer questions. If you are in the market for a quality and affordable new home, pre-register to attend.
